This beautiful new 4-bedroom, 4-bathroom home is a quiet quick 3-minute walk to the pristine white beaches of the Gulf of Mexico in Gulf Shores. The house sits on stilts which enables the balconies to have a great view and wonderful breeze. Everything in the house is new and perfect! All Bedrooms have Ceiling Fans, a Dresser or Chest of Drawers, Wall Mounted Smart TVs with cable, a Closet, & Floor Fan.

The 2nd floor of the house is the main living area, dining area, kitchen, 1st master bedroom with ensuite full bathroom, and a patio and balcony to enjoy.

All bathrooms have toilet paper, hand soap, & bar soap. (We no longer provide starter shampoo & conditioners. Too environmentally wasteful with all the small plastic bottles.) Bath towels, hand towels, washcloths, and makeup-removing black washcloths are provided for each bathroom.

The ground floor of the house is the parking area which will hold 2 large vehicles and 2 smaller vehicles or variation. They must all fit under the house. It has a storage closet that includes a beach wagon, beach toys, beach chairs, some boogie boards, and numerous other beach items (honor system). A large grill to use while enjoying the breeze off the gulf in the evenings is also stored here.

The guest will have access to the pool that is in the 5-house complex. The pool is shared between the 5 houses. The pool IS heated during the winter months.

Hello, my family and I welcome you to be a guest in one of our beach houses. We love the beach and want you to enjoy our houses as much as we do while you are vacationing. We live in the DFW area and travel to our houses as much as our kid's sports schedules allow. We have a high expectation of cleanliness so you should expect our homes to be clean and well maintained.

House Rules
Guests will agree to the below home rental rules & agreement along with the HOA rules upon booking. Breaking any of these rules will result in additional cleaning fees or termination of your reservation. I have never had to do either so please be mindful of these commonsense rules. RENTAL RULES & AGREEMENT A. Occupancy: Guest agrees that no more than twelve [12] persons shall be permitted to stay on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. B. Minimum Age: The “Minimum Age” to rent the Property is 25 years of age. You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental. This is an HOA rule. C. Renter Responsibility: As the Guest, you agree to be an occupant of the property that you have rented for the duration of the rental period. All other guests will be family members or friends over the minimum age requirement of 25 or accompanied by a parent or legal guardian over the age of 25. You agree to be responsible for the actions of all guests at the property. D. AC: The AC Fan must remain on “AUTO” not “on”. It will freeze up if turned to “on”. If this happens renter will be without AC for 24 hours and if a repair man is needed, and this is the cause, the guest will be responsible for the cost. The AC will not go below 68 degrees during summer months. E. Be a Good Guest: This is a privately-owned home; all occupants must comply by being a good guest. Please treat the home with the same care as you treat your own home. Leave it in the same condition as it was when you arrived. Please close and lock the door when leaving. Please ensure that all guests conduct themselves throughout your stay in a respectful manner to our neighbors and community. Loud noises are not permitted between 10pm and 8 am. F. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive, or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. G. No Smoking: No smoking is permitted at the Property, including decks, patios, outdoor areas, and parking area at any time. Absolutely NO smoking by pools. H. Grinder System: This house is on a grinder system. Nothing, besides toilet paper may go into the toilet. NO feminine products may go into the toilet. Everything must go through the grinder system (yes, this is exactly what you think it is…) and everything locks up the grinder system except “natural items”. I. No Permanent Residence: You agree that your use of the Property is on a temporary and transient basis only; that you may not use the Property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the Property. If asked to leave due to breaking of rule or reservation is complete, guest will agree to do so. J. Animals: No animals or pets of any kind are permitted at this property at any time. Exceptions are bona fide service animals that we are required by law to allow. Please know, we follow the same rules as the platform which states a service animal must remain with their person at ALL times. A Service Animal, a dog, may not be out of control, unhouse broken, left unattended at the listing, and allowed in public space without being harnessed, leashed, or tethered & not under the guest’s control. K. Basic Rules: • Do NOT open the windows. • If anything breaks, please contact us right away. We understand life happens! • If anything is spilled and you cannot get it cleaned up, please contact us. We have a professional cleaning crew that can get almost anything out! • No feminine products in the toilets. Only TP can go into the toilet. Everything must go through a grinder and these products will lock up the grinder. • Maximum parking is 3 vehicles. • If an item is left after checkout a minimum $30 fee plus shipping will be paid by guest prior to shipping. • If Keys are taken upon check out or lost, a $50 fee will be paid by guest. L. Default: If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings, and leave the Property in good order and free of damage. No refund of any portion of the rental fees shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred. M. Charges for Damage or Breach of Agreement: Failure to comply with any of the terms, policies, or conditions mentioned above is a breach of this Agreement and may result in a forfeiture of your rights to access the property. It may also include immediate removal from the Property without refund and with or without the assistance of law enforcement. N. Early Check-In/Late Check-Out: Early check-in or late check-out may be available if the property is not rented prior to check in or rented the same day as check out. Additional charges may apply so please inquire. If guest does not vacate by check-out time or late check-out time as agreed upon, you authorize us to keep part of your deposit or charge you for a late departure fee of up to one night’s rental and we will remove all Occupants and their personal property from the Property. O. Maintenance or Housekeeping Issues; Property Conditions: The Property is provided as is, and we are not responsible for the inoperability or unavailability of any amenities. You agree to contact the owner, using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give the owner a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. You acknowledge that if the Property has access to amenities that are shared with other properties, such as a shared pool or parking lot, that the availability and condition of those amenities is outside of the Owner’s control. P. Release: Guest hereby waives and releases any claims against Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. Q. Entry and Inspection: Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Agent has a reasonable belief that there is imminent danger to any person or property, Agent may enter the Property without advance notice, but will attempt to give prior notice if possible. Entry may also happen if an item is broken and needs fixed or maintained during guests stay. R. Condition and Use of Property: The Property is provided in “as is” condition and Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, and all appliances in working order. Agent shall not be held responsible for such item’s failure to work but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of the home and the like may be potentially dangerous and involve potential risks if improperly used, particularly regarding children and such use is at the Guest’s own risk. Loss of power, due to storms or other natural causes are not the responsibility of the homeowner as said homeowner has no control over these. Homeowner holds no liability of such instances. S. Events and Commercial Photography, Structures: Events and commercial photography or filming along with any tents or outside structures are prohibited at the Property. T. There is a recording motion camera on the porch. This is for your safety and ours for when the house is not rented. U. Criminal Activity Prohibited: Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. Cancellation Policy
Rental payments are fully refundable for cancellations received 30 or more days before the first night of your reservation. If guest cancels less than 30 days before check in a 50% refund will be given, if a guest cancels less than 15 days prior to check in 0% refund will be given.

No full or partial refunds will be granted for no-shows. No refunds or compensation will be given, and owner will not be liable for failure to make property available for occupancy if the house is unavailable or becomes unusable for any reason outside owners control, including but not limited to adverse weather conditions, natural disasters, mechanical failures, evacuation orders, or other acts of government agencies, or utility outages.

This house is on stilts so there are stairs! Stairs to get to the main floor then stairs to get upstairs to 3 of the 4 bedrooms. For our guest’s safety, there is a fire ladder located in the 3rd floor Master closet. Our houses use a professional housekeeping company to clean, launder, and stock each home with necessary items. They use bleach-based products, and ALL linens and towels are laundered after each guest. All our bedding and towels are our own and not company-owned since we self-manage. Our houses use smart locks or smart lock boxes so there is no need to start off your vacation on a schedule. You can check-in and out without scheduling an appointment to do so. When you are ready to leave, simply lock the door on your way out. There is a security camera located on the front porch. It has been installed for your security and for when the house is not rented. Our cancellation policy is established and followed so please purchase trip insurance. A great site to compare & purchase policies is (Website hidden by Airbnb) The house will sleep 12 but likely not 12 adults. The full bunkbeds will hold 250lbs each.
